• How many plots are currently available?
  Tuala Gardens is situated on 3 acres of land that has been subdivided into 1/8-acre plots, each with its own title deed. Of the 24 1/8-acre plots initially available, 16 remain. 

• Are there any discounts for bulk purchases?
  Yes, we offer attractive discounts for the purchase of multiple plots. Please contact us for more information and to discuss your specific requirements. 

b) Purchase Process

• What steps are involved in buying a plot?
  1. Conduct thorough research on the property, including a search at the Ministry of Lands to verify ownership and ensure there are no encumbrances. Engage a qualified lawyer to advise you throughout the process.
  2. Negotiate and sign an Agreement of Sale with the seller, outlining the purchase price, payment terms, and other important conditions.
  3. Make the agreed-upon payments as per the terms of the Agreement of Sale.
  4. Initiate the process of transferring ownership at the Ministry of Lands. This may involve obtaining necessary approvals and paying relevant government fees.
  5. Once the transfer is complete, register the land in your name to obtain your title deed.

c) Financing and Payment Options

• Do you offer installment payment plans?
  We offer flexible payment plans with up to 6-month installments to fit your budget. Contact us to discuss options and create a custom plan tailored to your needs. 

• Are loans or mortgages accepted for purchasing these plots?
  Yes, we accept loans and mortgages for purchasing plots. However, you will be responsible for arranging your own financing through a lender of your choice. We are happy to answer any questions you may have about the property and the purchasing process. 

d) Land Ownership and Documentation

• What documentation is provided upon purchase?
  Upon successful completion of the purchase, you will receive a Title Deed for your property. This document legally establishes your ownership of the land. 

• Is the land freehold or leasehold?
  The land at Tuala Gardens is freehold, meaning you own the land outright with no time restrictions on ownership. 

e) Development Guidelines

• Are there specific building codes or restrictions?
  Single residential dwelling for phase 2  

• Can I use the land for commercial purposes?
  Commercial development opportunities are under consideration for future phases, in line with the overall masterplan. Please contact us for updates on future development plans and commercial opportunities. 

f) Utilities and Infrastructure

• Are electricity and water connections available?
  Yes, both electricity and water connections are available.

• Water: Borehole water connections are available from a choice of three reputable suppliers (at an extra cost).

• Electricity: Electricity connections can be obtained. Please contact us for assistance with the application process (at an extra cost).

• Is the area connected to the sewer system or does it require septic tanks?
  Septic tank installation is required 

g) Accessibility and Transportation

• Are there public transportation options nearby?
  Yes, Tuala Gardens is conveniently located near public transportation options.
  1. Matatus and Buses: You can easily access public transport at the Magadi Road junction, which is approximately 4km from Tuala Gardens.
  2. Boda Bodas: For shorter distances, readily available boda boda services are available at Tuala Shopping Center (approximately 700m) and at the Magadi Road junction.
